Why you are moving, when, where, what you need, and who is part of the decision. We set your budget, towns, and non-negotiables, agree on representation in writing, and build your search before you tour a single home.

Get pre-approved

Week 0 to 1

A full pre-approval, not a pre-qualification. Your lender pulls credit and verifies income and assets, which is what makes your offer credible to a listing agent. Pay stubs, two years of tax returns, and two months of bank statements are the usual starting point.

Automated MLS alerts built to your criteria, plus coming-soon and off-market opportunities. We tour with a checklist, not a feeling, and estimate taxes, insurance, dues, and your real monthly cost before you fall for a home.

Offer accepted & attorney review

3 business days

Price, deposit, contingencies, and dates are structured to win without overpaying. Once your offer is accepted, New Jersey’s attorney review period begins: both attorneys review and can modify the contract, and either side can cancel until review concludes.

Due diligence & inspections

7 to 14 days

Home, radon, termite, and any specialty inspections. Mark leads the repair negotiation while the title search, survey, and municipal certificates are ordered.

Appraisal & mortgage commitment

30 to 45 days

The lender appraises the home and issues your final commitment. If an appraisal comes in low, the gap is addressed strategically rather than reflexively. Avoid new credit or large purchases until you close.

Final walkthrough & closing

Day 45 to 60

Confirm the condition and any agreed repairs, sign, wire funds, and record the deed. Mark is present before, during, and after closing.Always confirm wiring instructions by phone with your attorney before sending funds.

Conventional or FHA?

Your loan type changes your down payment, your monthly cost, and how a seller reads your offer. These are the two most New Jersey buyers choose between.

Buyers who need more forgiving credit thresholds or a smaller down payment.
Mortgage insurance
An upfront premium plus a monthly premium, and unlike conventional, it applies even with 20% down. With less than 10% down, the monthly premium stays for the life of the loan.
How sellers read it
Stricter appraisal and property standards, so the offer can read as less certain to a seller. Condos must also meet FHA approval requirements.

Get a pre-approval, not a pre-qualification.

A pre-qualification is a conversation. A pre-approval means a lender has pulled your credit and verified your income and assets. It is what makes your offer credible, and without one, most listing agents will not present it to their seller.

HOW MARK NEGOTIATES FOR YOU

Price is just a number.

It is one lever of six, and in a competitive file the other five usually decide who gets the house. Each one is set deliberately, for your situation and that seller’s.

Price

Supported by pending comparables, not by the list price. You will hear when a home is worth more than asking, and when it is worth less.

Deposit

A stronger initial and contract deposit signals a buyer who will not walk. It is your money, credited back to you at closing.

Mortgage contingency & appraisal waiver

A shorter commitment date, or waiving the appraisal, reads stronger to a seller. Only if your lender and your cash can back it up.

Inspection approach

Full inspection with a repair threshold, informational only, or structural and safety items alone. Each reads very differently to a seller.

Closing date

Matching the seller’s timeline is free leverage, and it is sometimes worth more to them than several thousand dollars.

Your lender’s credibility

Listing agents call lenders. A responsive local lender with a real approval can win you the house over a higher offer.

Nothing moves forward until yours are answered.

How much do I need saved?

Your down payment plus closing costs, which are separate and on top of it. We build your real number together at the consultation, including inspections, appraisal, title, attorney fees, and escrow.

What does representation cost me?

Buyer representation and compensation are agreed in writing up front, so you know the terms before we tour. In the right market, seller concessions can offset what you pay at closing.

How fast do I have to decide?

It depends on days on market in your county. Sometimes you have weeks, sometimes 24 hours. Being pre-approved and clear on your criteria is what lets you move quickly without guessing.

What if the inspection finds problems?

Everything is negotiable during due diligence. We use the findings as leverage for repairs or credits, or we walk away.

Can I buy before I sell?

Often yes, depending on how your approval is structured. It is worth a conversation early, since the order of the two sales shapes your offer.
